New home in Moore Park sells for $2,800,000

A building project which is well followed in Moore Park is making news. One of two homes built on the 60-foot lot at 308 Rose Park Drive has sold for $2,800,000. That’s $5,000 over list. The 1920s home that had occupied the site sold in October of 2012 for $2,150,000. It had been listed for $2,495,000.  The original building was said to be in good condition but largely unimproved. The new home is known, at least for the moment, as 308B Rose Park and sits to the east side of the wide lot. The other new home is designated 308A and its status is not immediately known. These transactions indicate however the undiminished growth of prices in the neighborhood and the kind of margins builders can achieve with a good two-for-one densification project.
